What is True Ski-In/Ski-Out Living in Lake Tahoe?

What Defines Real Ski-In/Ski-Out Living in North Lake Tahoe and Truckee?

There is magic in the term ski-in/ski-out. It conjures up images of a home bellowing smoke from its chimney on the edge of an immaculately groomed piste. Of watching skiers carve elegant turns from your living room window and hot tub. It suggests stepping out of your front door and gliding down the slopes to the lift. And, perhaps best of all, you may look forward to skiing back to your own front door at the end of the afternoon and forgetting about trudging along icy paths and the crowded shuttle buses. True ski-in/ski-out is exactly that….you walk out of your door, click into your gear, and slide downhill to a lift. At the end of the day you slide downhill to your door, get out of your bindings, and walk inside. The furthest you ever have to carry your gear is from the rack to the door. No walking. No buses. No hassles.

Tahoe currently has only ELEVEN homes that offer TRUE ski-in, ski-out access in North Lake Tahoe and Truckee, averaging $4,425,000 and ranging from $700 per ft to $1,578 per ft. The premium for this type of property in Lake Tahoe is truly a fraction of the cost that ski communities command in Colorado and Utah.  There are 2 in Squaw, 1 at Sugar Bowl, 1 homesite in Martis Camp, and the rest are residing at Northstar and Mountainside.

Northstar Market: Median sales price for a home is down 5% and volume is down 56% over last year. Will snow change that this year? All signs, inquiries, and bookings point to yes, absolutely. Northstar-Truckee Q3 Report

Squaw Market: Opportunity knocks in Squaw Valley after 4 years of drought. Median price for a single family residence is down 44%, volumes is down 42%, and days on market is up a generous 342%. Squaw Valley-North Lake Tahoe Q3 Report

With our sudden onset of a big winter and the Lake Tahoe literally rising overnight, (SF Gate Reports) I suspect that our first quarter report for 2016 will be impressive all around and will include both Ski and Lake properties.  Contact me for a list of properties and details on my favorite picks shown in the photos above!
